Bonney Lake roofs on higher ground: moss, needles and storm repairs

Bonney Lake sits above the valley east of Sumner and added more than 1,200 housing units in a decade. Roofs here deal with trees, moss and weather that can hit harder than in the lowlands.

Short answer

Bonney Lake sits at about 591 feet, above the valley east of Sumner, and its housing count grew from 6,394 to 7,605 between 2010 and 2020. Many roofs here are still young, so our work leans toward moss control, gutters filled with needles and storm repairs rather than first-time tear-offs.

Higher ground, harder storms

At about 591 feet, Bonney Lake sits well above Sumner and Puyallup. During the November 2024 bomb cyclone, gusts hit 74 mph in nearby Enumclaw, and nearly 600,000 western Washington customers lost power. Homes on the edge of a slope or on cleared lots take the brunt of storms like that.

Snow is the other test. In February 2019 Sea-Tac recorded nearly 8 inches, its snowiest February since 1949, and crews spent days clearing fallen trees around Tacoma. Higher ground tends to hold snow longer than the lowlands. Heavy wet snow loads gutters and pulls them off their hangers, and limbs that break under the weight land on roofs.

After either kind of storm, look for torn gutters, missing ridge cap and broken limbs resting on the roof. Do not climb up while it is wet or icy. Call any hour and we will tarp and then repair the damage.

Moss and needles on Bonney Lake roofs

OSU Extension notes that roof moss follows shade, holds moisture against the roof and can lift shingles. On lots where tall conifers stand near the house, the north face of the roof and any section under overhanging branches are where moss takes hold first. Needles collect in valleys and behind chimneys, keeping those spots damp long after a rain.

We remove moss by hand with brushes and scrapers, not a pressure washer, which can force water under shingles and strip granules. Then we treat the roof to slow regrowth. Trimming branches back from the roof is the long-term fix. Our moss guide explains when moss removal is enough and when the shingles are past saving.

Keeping a young roof young

A roof that is ten or fifteen years old usually has a lot of life left, and small maintenance protects it. Check that pipe boots have not cracked, that valleys are clear and that gutters drain to every outlet. A yearly look in the fall catches most problems before they become leaks.

The City of Bonney Lake issues its own permits. Most repairs do not need one, but replacements and structural work may. We confirm what applies before work starts.

Cracked boots and lifted tabs on younger roofs are small fixes if caught early.
