What a Tacoma roof is up against

Short answer

Most roof calls in Tacoma trace back to water getting past a worn shingle, a failed flashing or a gutter that cannot keep up with about 40 inches of rain a year. We find the entry point, repair or replace what failed, and tell you plainly how many good years the roof has left.

A lot of this city was built early. About 26.9% of Tacoma homes date from 1939 or earlier and another 7.9% from the 1940s, so plenty of roofs here sit on old board sheathing under several generations of patches. We price the decking check into the plan instead of springing it on you halfway through the tear-off.

Rainy Day Construction works from an office in Puyallup and spends most days on houses in Tacoma, from pre-war houses in the North End to 1980s homes in the West End. The same crews handle roof repairs, full replacements, gutters and siding, so the roof, the edge and the wall below it get looked at together.

Local conditions

What 155 rainy days do to a roof

Tacoma records rain on roughly 155 days a year, and the failures we see follow the weather.

Moss lifting the shingle edges

Moss follows shade, holds water and pries shingle edges up. Under big firs it returns every wet season. Moss removal and treatment

Gutters spilling in November

November is the wettest month at Sea-Tac, at 6.31 inches. Needle-packed gutters spill onto the fascia first. Gutter cleaning

Shingles creased after a windstorm

Gusts hit 69 mph at McChord in 2006 and 74 mph in Enumclaw in 2024. Lifted tabs often look fine from the street. Storm damage repair

An attic that bakes in summer

Sea-Tac hit 108 F in the June 2021 heat dome. A poorly vented attic cooks shingles from below. Attic ventilation

Materials

Which roof fits your house

Most Tacoma homes end up with architectural shingles from makers like Owens Corning or Malarkey. Low-slope sections take a membrane such as Carlisle TPO, and siding jobs often use James Hardie fiber cement.

How a job runs

What happens after you call

The steps are the same for a small repair and a full tear-off; only the length of each one changes.

  1. A person answers

Day or night, you talk through what you are seeing and where the house is.

  2. We look at the roof and attic

We check the covering, flashing, vents and gutters, then the deck from the attic side.

  3. You get a written scope

It names what failed, what we plan to replace and any options, such as repair now and replacement later.

  4. Permits and district checks

Where a permit or historic review applies, we sort that out before materials arrive so the job does not stall.

  5. The work, in order

Tear-off or repair, deck check, underlayment, flashing at every wall and penetration, then the new roofing and vents.

  6. Cleanup and a walk-through

We clear debris, run a magnet over the yard for nails and walk you through what was done before we leave.

Our standards

Four things we do on every roof

Check the deck first

Soft or delaminated sheathing is replaced, never buried under a new roof.

Treat flashing as the roof

Flashing decides most leaks here, so bent or rusted metal gets replaced, not reused.

Size the edge for downpours

Gutters and downspouts are matched to the roof area they drain, not the eave length.

Say when repair is smarter

If a repair buys real years, we say so. If it buys one season, we say that too.

Coverage

Covering Tacoma and the South Sound

Most of our week is spent inside Tacoma. In the North End and the North Slope historic district, that means older roofs, tall chimneys and design rules that steer material choices. Up in Northeast Tacoma it means 1970s to 1990s houses on hilly lots above Commencement Bay, while the West End is mostly housing from the same decades with some older homes mixed in.

Outside the city we cover Lakewood, University Place and Gig Harbor to the west, Puyallup, South Hill and Bonney Lake to the east, and Federal Way and Auburn to the north. The coverage overview explains where we work and where our coverage ends, and about us covers how a job runs from the first call.
